About this calculator

Rates are pre-filled with example figures (grey structure Rs 3,300, standard Rs 7,500, premium Rs 10,000 per sq ft). Replace them with a current quote from a contractor in your city.

Formula

Base cost = Covered area (sq ft) × Rate per sq ft

Total = Base cost × (1 + Contingency %)

Covered area is the sum of all floors, including stairs and covered porches.

A contingency of 10–15% covers price rises and changes during construction.

Examples

  • 5 Marla double storey (~2,250 sq ft), standard

Estimated construction cost: Rs 18,562,500 (1.86 crore) for 2,250 sq ft

  • 10 Marla double storey (~4,000 sq ft), standard

Estimated construction cost: Rs 33,000,000 (3.3 crore) for 4,000 sq ft

  • 1 Kanal (~7,000 sq ft), grey structure

Estimated construction cost: Rs 25,410,000 (2.54 crore) for 7,000 sq ft

Typical covered areas

  • 5 Marla (25 × 45 ft) double storey: roughly 2,000–2,300 sq ft
  • 10 Marla (35 × 65/70 ft) double storey: roughly 3,500–4,200 sq ft
  • 1 Kanal (50 × 90 ft) double storey: roughly 6,000–7,500 sq ft

Important information

  • Grey structure covers foundations, frame, brickwork, roof slab, plaster and basic plumbing/electrical piping. Finishing covers tiles, woodwork, paint, fittings and fixtures.
  • Prices of steel, cement, bricks and labour change frequently, so treat any per-sq-ft rate as a starting point.
  • Approval fees, utility connection charges, boundary walls and landscaping are often extra.

Frequently asked questions

What is the construction cost per square foot in Pakistan?

It changes with material prices and city. Use a recent quote from local contractors. The calculator is pre-filled with example rates you can edit.

What is the difference between grey structure and complete construction?

Grey structure is the shell of the house. Complete construction adds all finishing — tiles, doors, windows, kitchen, bathrooms, paint and electrical fittings.

How much does it cost to build a 5 Marla house?

Multiply the covered area (about 2,000–2,300 sq ft for a double storey) by your rate per sq ft, then add 10–15% contingency. Use the calculator with your contractor's rate.

Is labour-only contracting cheaper?

Labour-only (where you buy materials) can be cheaper but needs more supervision. A 'with material' contract shifts price risk to the contractor.

Does the estimate include the cost of land?

No. Add the plot price separately — the property price calculator can help.
