About this calculator

Most Pakistani banks ask for a 15–30% down payment and offer tenures up to 20–25 years, usually at KIBOR plus a margin.

Formula

Loan = Price − Down payment

Instalment = L × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1)

r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months. Islamic home finance (diminishing musharakah) uses a rent rate instead of interest, but instalments work out the same way.

Examples

  • Rs 1.5 crore house, 30% down, 14%, 20 years

Monthly instalment: Rs 130,570 for 240 months on a Rs 10,500,000 loan

  • Rs 80 lakh flat, 20% down, 12%, 15 years

Monthly instalment: Rs 76,811 for 180 months on a Rs 6,400,000 loan

Important information

  • Most home loans in Pakistan are variable-rate, linked to KIBOR, so the instalment changes when KIBOR is reset (usually yearly).
  • A bigger down payment or shorter tenure sharply reduces the total interest you pay.

Frequently asked questions

How much down payment do banks require?

Typically 15–30% of the property value, depending on the bank and scheme.

Is the rate fixed?

Usually not. Most are KIBOR + margin, reset once a year. Some banks offer a fixed rate for the first few years.

Can I pay off early?

Most banks allow partial or full prepayment, sometimes with a fee. Prepaying early in the loan saves the most interest.

Does this include insurance and fees?

No. Add property and life insurance, processing and legal fees separately.
